Why is this Inspection Necessary?
You often need a four point inspection to purchase an insurance policy for older homes. Insurance companies are hesitant to insure homes that were built more than 25 years ago without knowing the condition of the major components. Companies are concerned that older homes have issues related to wear and tear that could make the home a liability.
For example, if a home has a roof that needs to be replaced soon, the homeowner could file a claim for the insurance company to replace the roof and pay for damages associated with a deteriorating roof.
